Foundations and structure
Reinforced concrete and micropile elements are used for the building’s foundations, earth-retaining systems and main structure.
On the upper floors, a mixed structure of reinforced concrete and steel is used for the pitched roof and supports.
Main facade
The main façade consists of large glazed surfaces, made up of fixed and mobile panes, combined with mobile panels for dynamic purposes and shade control on the
façade.
All the façades feature high-quality thermally broken aluminium profiles. The windows are sliding, with triple glazing to guarantee maximum transparency, low-emissivity coating, and double insuating chamber to improve their thermal qualities.
The opaque parts will consist of brickwork with an exterior veneer that matches the exterior design, with thermal insulation and dry-lined with plasterboard.
Roofs
The roofs create a symbiosis between the project design and the traditional architecture of the typically Andorran mountain scenery, making this a truly exclusive, distinguished development.
On the outside, the roof is covered with certified high-quality slate. The perimeter of both the roof and the balconies is finished with lacquered panels.
Entrance halls and staircases
Each home has an entrance hall. The finish in the entrance halls and staircases is of the same quality as the rest of the flooring in the home, creating a feeling of total continuity.
Lifts
The interior finish in the lifts will be provided by Thyssen or a similar brand, with high-quality finishes and mirrors.
Interior
Shade and solar protection system
The bedroom areas are equipped with motorised fibreglass fabric room darkening blinds with side tracks, hidden in the false ceiling.
Interior carpentry
The entrance door to the home is armoured. It is equipped with a complete set of visible stainless steel hinges. The outside finish is wood, while the inside is lacquered.
The interior doors are made from fibreboard panels in a lacquered or wood finish, with visible stainless steel hinges.
The rooms feature fitted wardrobes with traditional doors and a built-in handle in a white lacquered or wood finish. They have a veneer on the inside and are equipped with a stainless steel rail and shelves.
Partitions
The interior partitions consist of a galvanised steel frame with insulation and a double plasterboard lining on both sides. In high-humidity areas, this plasterboard lining is damp-proof and moisture-resistant. It is coated with high-quality emulsion paint.
All partitions will contain semi-rigid panels of rockwool thermal insulation, ensuring comfort and minimising noise between rooms.
Ceilings
The ceilings in all the rooms consist of plasterboard painted with emulsion attached to a hidden galvanised steel frame. The plasterboard is damp-resistant in bathrooms, toilets, and laundry rooms.
Flooring
Porcelain tile floors or similar, inspired by a natural wood design suitable for underfloor heating, available in a wide range of colours. All rooms can have the same flooring material to maintain continuity through the spaces, both indoors and outdoors. High-impact soundproofing for impact noise through acoustic panels.
In high-humidity areas of the home and in bathrooms, the flooring will be porcelain tiles or the same flooring as the rest of the home, depending on chosen finish and style.
Outdoor flooring will be wood-effect porcelain tiles. It will be installed on adjustable pedestals with an open joint system.
Facilities
Kitchen
The kitchen layout depends on the type of home. All kitchens are equipped with induction hobs, a large sink, a refrigerator, and all other appliances.
The kitchen cupboards will be by Santos or a similar brand, with chosen finish and style. The cupboards are equipped with J-pull doors, while the drawers are fitted with a push-to-open mechanism.
Countertop by NEOLITH or similar.
Kitchen equipped with oven, microwave, induction hob, refrigerator, freezer, and built-in dishwasher, by SIEMENS or similar.
Undermount sink and pull-out taps.
Bathrooms
Bathrooms are equipped with fixtures by Laufen or similar, including a shower tray with fixed stainless steel thermostatic taps and a telescopic bar with hose by Grohe or similar, wall-hung toilet, sink on a counter or prefabricated unit and taps of the same type as the shower, heated towel rail and mirror. Transparent or translucent dividing screens.
Laundry room
Each home has an indoor laundry room with porcelain flooring.
Fireplace
The living area is equipped with a fireplace with an ethanol or wood burner.
Electricity and lighting
Fittings by JUNG or a similar brand.
Digital television socket for satellite connection. TV sockets and Wi-Fi in the living room, kitchen, and bedrooms. Fibre broadband installed in main rooms for telephone, TV, and internet coverage.
Planned lighting according to space distribution, with light points in rooms and LED strips in toilets and kitchens.
Heating and domestic hot water
Underfloor heating throughout the home with thermofused insulation panel, modular manifold, and cabinet for each home. One Siemens thermostat or similar per home.
Aerothermal system with domestic hot water (DHW) heat pump.
Plumbing and sanitation
Water and domestic hot water (DHW) supply in bathrooms and kitchen.
Drainage with PVC acoustic pipe. Diameters to be defined in the construction documents.
Interior water distribution with chased polyethylene pipes. Diameters to be defined in the construction documents.
Others
Parking
Remote-controlled motorised door with photoelectric sensor.
Polished concrete floors in garages and storage rooms
